@warren: only if you have other things to invest your cash in. Otherwise, a 4th house will at worst cost you $25 if you're forced to sell it. Buying hotels may end up costing you $375 and leaving you unable to get back to the 3 house level, even if you only need $1

the OR means you normally have the choice, but obviously if there aren't enough houses, you can't take the choice of selling one house at a time and must instead sell "All hotels on one color-group at once"

I don't understand -- every hand you're trying to go out as soon as possible, as that gets you the highest score AND the best position for next hand. So the strategy for scoring more is the same as for going for a better seat. Perhaps you're asking when you should be targetting a particular player (trying to prevent them from going out) as they are in the lead rather than trying to go out yourself?

Its another result from game theory that there is NO OPTIMAL STRATEGY for MULTIPLAYER (3 or more sides) games. There's not even a good definition of what "optimal" might mean for such games, as players may collude. As hearts is such a game (the 4 players have independent winning conditions), there is no optimal strategy.

@warren: if the property will sell for more than face value, you should have bought it without putting it up for auction. Auctions only occur when the property isn't worth face value, so they generally go for less than face value.

Better, but doesn't really add anything to the existing answer. The key point is that if you don't own an industrial complex in a space at the start of your turn, you can't build there at the end of the turn. Things you do in your turn can't change that, and the quoted rule says that pretty clearly.

IMO it works better if you ALSO add extra Duchy cards (match the number of provinces) AND add an extra kingdom pile per player over 4.
